Marketing the Listing

Step 1 – Establish a List Price
Property is inspected; all important features and upgrades highlighted.
Professional and detailed Competitive Market Analysis provided.
Fair Market Value is determined; we will discuss your listing price.
The right price can generate competing offers and sell higher than the listing price.
Your selling expenses are estimated along with your net proceeds
Repairs and improvements, that will help sell your property for the highest price, will be recommended.
Listing agreement presented; this authorizes us to market and sell your property.
My services make it easy for you to be flexible in pricing, because of the money you save in broker commissions.
Step 2 - Pre-Listing
Take interior and exterior photos for Internet and brochures
Schedule professional photographer for Virtual Tour
Install a secure lock-box; I will always know who enters your home and when for flexible showing times (opt)
Order the yard sign; they are usually installed within 2 days, and calls from passing buyers
Step 3 - Sell
Publish listing in the Multiple Listing Service (MLS), using photos that show off your homes best features (including stills from the Virtual Tour)
* I have a fine art, photography and web design background, so your photos will always be professional
Feature your listing online including my web site, Realtor.com, Yahoo! Homes and many other sites.
Design full color photo flyer for in-home display and distribution.
Create a web site exclusively for your property.
Schedule a Broker’s caravan, so Buyer’s agents in the area can see your home first-hand.
Step 4 - Communicate
Buyer and agent feedback given after each showing, and any additional recommendations will be made.
A copy of your MLS listing sent to you, along with all listing photos.
Links to all online listings will be sent to you.
Stay in touch often your home weekly to check on showings and refill brochures.
All neighborhood activity and market conditions reported weekly, or more if they directly affect your listing.
Marketing strategy will be adjusted as needed to get your home sold.
Step 5 - The Sale
All offers are thoroughly reviewed and presented to you.
We will consider the Buyer’s loan approval, the type of loan and any fees you will be expected to pay, Seller concessions, your net proceeds, etc.
Counter offers made when necessary, or if there are multiple offers.
* we want the best transaction, no surprises, the highest net proceeds, and an escrow that closes on time.
Step 6 - The Transaction
I personally manage each real estate transaction using my own proprietary system.
A personalized transaction calendar will be sent to you, so you can see what needs to be done, and when.
Order any HOA documents first; these can take some time to be prepared.
Schedule the termite inspection.
Order disclosure reports, and the Preliminary Title report.
Review, explain and sign disclosure documents.
Deliver all disclosure documents, reports and booklets to Buyer.
Arrange for any agreed-upon repairs.
Keep an eye on the Buyer’s loan to be sure everything is on track and we close on time.
Schedule and oversee the appraisal to ensure proper value.
Estimated closing statements will be sent to you for your review.
Step 7 - After Closing
Your net proceeds will be wired to your account, or your new lender if buying another property.
Review your final closing statement.
A Transaction CD will be sent to you, that contains all of your real estate documents, contact information for everyone involved, plus all of your photos and Virtual Tour. As an added service, I can also scan your loan paperwork, or any other sale related paperwork, and include them on the CD.
